Salt Lake County’s housing market accelerated through the first half of 2026. A combined 5,996 residential properties sold in Q1 and Q2—generating nearly $4 billion in transaction volume. The median single-family home reached $655,000 in June, and homes are selling in under a month. Median days on market dropped sharply from January to March, sale-to-list ratios climbed toward 98%–99%, and the spring selling season arrived right on schedule.

Key trend: Townhome DOM dropped dramatically from 56 days in January to just 30 days in March. The median price held steady in the $436K–$450K range. Townhomes showed the strongest sale-to-list performance, reaching 98% in March—sellers are getting very close to full asking price.

Key trend: Condos showed the biggest improvement through Q1. Sales nearly doubled from 75 in January to 148 in March. DOM dropped by half (84 to 42), and the sale-to-list ratio jumped from 93% to 97%. The median sold price rose from $335K to $360K—a 7.5% jump in just three months. The wide gap between median ($360K) and average ($450K) sold prices indicates significant activity in higher-end condo markets.

Q2 2026 (April–June): The Spring Market Delivered
Salt Lake County’s spring market delivered exactly what Q1 promised. A total of 3,470 residential properties sold in Q2 2026—up 37% from Q1’s 2,526—generating over $2.31 billion in transaction volume. The median single-family home hit $655,000 in June, the highest monthly median of the year, while days on market for single-family homes dropped to just 25–26 days all quarter.

The takeaway: Single-family homes led the quarter—prices up, speed up, volume up. Townhomes followed the same trajectory at a gentler slope. Condos were the outlier: monthly medians bounced between $335K and $350K with no clear direction, and the June median ($341,451) landed below March’s $360K peak. Key trend: Single-family homes kept climbing all quarter—873 June sales was the strongest month of 2026 so far, and the $655,000 June median is up $45,050 from March. Homes moved in 25–26 days at 98–99% of list price. Sellers who listed in Q2 caught the strongest single-family market in years.

Key trend: Townhome medians rose every month—$439,542 to $445,000 to $462,980—a 5.3% climb within the quarter. June’s 200 sales was the strongest townhome month of the year. Interesting detail: June’s median $/sqft actually dropped to $247.36 while the median price rose, which means buyers bought bigger townhomes in June, not just pricier ones.

While single-family and townhome prices climbed, condo medians drifted between $335K–$350K, DOM stayed in the 42–50 day range, and median $/sqft actually declined each month ($300 → $296 → $290). The bright spot: June’s sale-to-list ratio jumped to 98%, meaning well-priced condos are closing near asking—the slowness is concentrated in overpriced inventory. For buyers, this is the most negotiable segment of the Salt Lake County market right now.
