Often, a family member, friend, or colleague will learn you're selling your home after it has been listed on the Multiple Listing Service (MLS). In this situation, most brokerages charge the seller the listing commission and the buyer's commission. As a Utah broker for nearly 20 years, I never felt that was fair, so I created a performance-based listing commission model.
My fee is only 1% listing commission if you (the seller) find the buyer, 2% if our agent locates an unrepresented buyer, and only 1.5% total listing commission if a cooperating broker represents the home buyer.
We do recommend offering a 2.49% buyer's agent commission.
Our listing fee of 1.5% plus the buyer's agent commission of 2.49% is ONLY 3.99% total listing fee!
