About Rose Park in Salt Lake City, Utah

Rose Park is one of the most distinctive and welcoming neighborhoods in Salt Lake City, Utah, tucked into the northwest side just minutes from downtown. The historic core is bounded approximately by the Jordan River to the west, Interstate 15 to the east, 1000 North to the south, and Sunset Drive to the north. It is best known for one remarkable feature: its streets were laid out in the shape of a rose, a design still visible from the air today.

Notable streets include Dupont Avenue, Oakley Street, Valentine Street, and Buccaneer Drive, threaded among curving, tree-lined roads named for rose varieties — American Beauty, Rambler, Talisman, and more. A dense, mature tree canopy, planted by the neighborhood’s original World War II–era families, gives Rose Park one of the leafiest streetscapes on the city’s westside.

The neighborhood was founded in 1947 by developer Alan E. Brockbank, whose goal was to build affordable, FHA-qualifying brick homes for GIs returning from World War II. As the story goes, Brockbank’s grandfather was a gardener at Buckingham Palace, which inspired both the rose-shaped street plan and the rose-named streets — homes even carried red or green shingle roofs. Roughly 2,000 homes were built, and Rose Park remains one of Salt Lake City’s largest and most cohesive concentrations of post-war housing.

Homes here were built predominantly in the 1940s through the 1960s, with some dating back to the 1920s. They are mostly single-story brick ramblers, bungalows, and mid-century cottages — right-sized and solid, typically 1,000 to 1,800 square feet (some as small as 800) on .13 to .23 acre lots. Over the past year, homes sold for approximately $400,000 to $550,000 — well below the citywide median, which is exactly what has made Rose Park one of the best entry points into Salt Lake City for first-time buyers, young families, and investors. Sold prices, not list prices, tell you what the market is truly paying, and Rose Park’s remain among the most attainable in the city.

Families are served by the Salt Lake City School District, feeding Rose Park Elementary, Northwest Middle School, and West High School — Utah’s oldest and one of its largest high schools, known for its International Baccalaureate program. Because assignments can vary by address, always verify your specific address before purchasing.

Recreation is a Rose Park signature. The neighborhood is home to the Rose Park Golf Course, an 18-hole city course, along with the Rosewood Dog Park and the Roots Disc Golf Course. The Jordan River Parkway runs the full length of the western edge with miles of paved trail, and the neighborhood sits just west of the Marmalade district. With I-15 right at the east edge, downtown is a five-minute drive and the airport even closer. The area falls in the 84116 zip code.
