About Wasatch Hills in Millcreek, Utah

Wasatch Hills is an established foothill neighborhood on the east bench of Millcreek, Utah, tucked just east of Wasatch Boulevard near the mouth of Millcreek Canyon. What sets it apart is its position against the Wasatch foothills: a large share of homes enjoy panoramic valley and sunset views, and the canyon trailheads, ski routes, and Parleys Canyon are all just minutes away. It is one of the most scenic, outdoor-oriented pockets in all of Millcreek.

The neighborhood sits east of Wasatch Boulevard, with Eastwood Drive forming the general north and east edge and Millstream Drive the south edge — though these boundaries are approximate rather than hard lines. Notable streets include Monteverde Drive, Fleetwood Drive, Westwood Drive, and Millstream Lane. The streets follow the natural rise of the bench, which is what gives so many homes their elevated, view-oriented lots.

Most homes were built in the late 1950s and early 1960s as classic mid-century ramblers and split-levels. Square footage runs from approximately 1,800 to 3,500 square feet on lots of about 0.18 to 0.23 acres. Recent prices run approximately $850,000 to $1,600,000. As with most established mid-century neighborhoods, the spread reflects condition and updating — homes that have been fully remodeled (kitchens, baths, additions, view-capturing windows and decks) price meaningfully higher than original-condition homes on the same street.

There is no homeowners association, giving owners full flexibility on landscaping, paint, fences, decks, and outbuildings without monthly fees or design committee approval — a meaningful advantage for owners who want to add a view deck, expand a footprint, or modernize a mid-century home. Many properties have been thoughtfully updated over the years while keeping the bones of the original ranch and split-level designs, and mature trees and established yards give the neighborhood a settled, leafy character.

Outdoor access is the headline. Millcreek Canyon is right next door for hiking, trail running, mountain biking, and dog-friendly trails, and Tanner Park — a favorite among dog owners with its off-leash creekside area — is a short drive north. The neighborhood sits in the 84109 zip code, with Wasatch Boulevard, I-215, and the mouth of Parleys Canyon (I-80) all close by — putting downtown Salt Lake City roughly 15 minutes away and Park City about 30 minutes east.

Schools are Granite School District: Eastwood Elementary, Churchill Junior High, and Skyline High School. Skyline is the only school in the Granite District to offer the prestigious International Baccalaureate (IB) Diploma Program, and consistently ranks among the strongest public high schools on the east bench. Always verify your address’s current school assignment with the district before purchasing.
