Westridge is where West Valley City goes big. It occupies the southwest corner of the city, running roughly from 4100 South to 5600 South and from 5500 West to 6300 West, spread across three zip codes — 84128, 84118 and 84120. Where Hunter to the north is an early-2000s neighborhood built on four farming townships, Westridge is the newest large-scale part of the city, built almost entirely between 2006 and 2026 — and still building.
The defining number is square footage. Across recent closed sales, detached Westridge homes ran a median of roughly 3,130 finished square feet, with several crossing 3,800 and one approaching 4,000. Compare that to a Hunter detached median near 2,840 square feet and a citywide picture where most inventory sits well under 2,500. And yet Westridge trades at approximately $191 per square foot — the lowest figure of any West Valley City neighborhood we track. More house, less per foot. That is the whole thesis of this neighborhood.
Westridge is really five sub-communities. Westridge proper is the largest, spanning all three zip codes and covering most of the volume. Vistas at Westridge sits on the elevated ground in 84128 and produces the highest prices in the neighborhood, with sales reaching into the $700,000s and listings that cite views across the Salt Lake Valley. Westridge Estates and Westridge Village are smaller established pockets on the 84118 and 84120 sides. And the Westridge townhomes along Island Ridge and Pelican Ridge in 84118 — built 2015 to 2018 — are the only part of the neighborhood carrying an HOA, at roughly $150 a month.
Schools are the cleanest story in West Valley City. Every single one of the 22 recent Westridge closed sales was assigned to Hunter High School — not some, all of them. That is a genuine contrast with the Hunter neighborhood itself, where roughly four in five homes actually feed Cyprus High in Magna. If you specifically want Hunter High, Westridge is the more reliable place to buy than the neighborhood named after it. Below that, assignments split by zip: Hillside Elementary and Hunter Junior High serve the 84128 side, Silver Hills Elementary with John F. Kennedy or Thomas Jefferson Junior serves 84118, and Hunter Elementary serves the 84120 edge. All within the Granite School District, which runs open enrollment — but confirm the boundary for your exact address before writing an offer.
What is next door matters here. The Utah First Credit Union Amphitheatre (long known as USANA) sits at the neighborhood’s edge, along with Ridge Golf Club and Rocky Ridge Park. Mountain View Corridor (SR-85) runs the eastern boundary, giving a direct route south toward Silicon Slopes and north to I-80 and the airport. And the Utah Olympic Oval in neighboring Kearns — host of long track speed skating at the 2034 Winter Olympics — is close enough that Westridge listings already name it as a selling point. The Maverik Center, which will host figure skating and short track, is about ten minutes north.
Buying or selling in Westridge? Get a low commission listing at 1.5% instead of the traditional 3%, or take 50% cash back at closing on a purchase. Four Things the MLS Data Shows About Westridge

A mother-in-law apartment is worth about $72,000 here
Seven of the 17 detached sales — roughly 41% — carried a mother-in-law apartment, a second kitchen, or a legal accessory dwelling unit. Those homes closed at a median of approximately $650,000. The ones without closed at approximately $577,750.
That is a spread of roughly $72,000 attached to a feature most buyers treat as a bonus rather than a line item. One recent listing documented historical basement rent of $1,300 to $1,450 per month. Practical takeaway: if your Westridge home has a second kitchen and a separate entrance, it needs to be marketed as income property, not as a house with a finished basement. Pricing it as the latter leaves real money behind.
Nearly nine in ten sales included a seller concession
Concessions appeared on 19 of 22 closed sales — 86%, higher than any other West Valley City neighborhood we have measured. Among detached homes the rate hit 15 of 17, at a median of approximately $12,000 and reaching approximately $25,000 on one sale.
Stack that on a traditional 3% listing commission at the $580,000 detached median — roughly $17,400 — and a Westridge seller is handing over about $29,400 off the top before the mortgage payoff. At a 1.5% low commission listing that drops to roughly $20,700. Practical takeaway: the market sets the concession. You set the commission.
Westridge is the real Hunter High feeder — Hunter is not
All 22 recent Westridge closed sales were assigned to Hunter High School. Not most. All of them. Meanwhile, in the Hunter neighborhood itself, roughly four of five recent sales were assigned to Cyprus High in Magna instead.
Elementary and junior high assignments do split by zip: Hillside and Hunter Junior on the 84128 side, Silver Hills with John F. Kennedy or Thomas Jefferson in 84118, and Hunter Elementary on the 84120 edge. Practical takeaway: buyers who specifically want Hunter High should be shopping Westridge, not the neighborhood that shares the school’s name. Verify the boundary for any exact address before you write.
Students build one Westridge home a year — and the market finally caught on
Three of these 22 sales came from the Granite School District’s construction program, where students and trade professionals build a single custom home each year. Same 3,230-square-foot floor plan, three consecutive build years, quartz counters and knotty alder cabinetry, 9-foot ceilings, unfinished basement, no HOA. Offers require school board approval.
The prices barely moved — roughly $178, $179 and $178 per square foot. What collapsed was time on market: 293 days, then 244, then 20. Practical takeaway: these homes are now selling in under a month, so if you want the next one, be pre-approved and watching before it lists. There is exactly one per year.
