About Holladay Heights
Holladay Heights is one of Holladay’s established East Bench neighborhoods, sitting just below the foothills of Mount Olympus in southeast Salt Lake County. Its general boundaries run from roughly 3900 South on the north to 2300 East on the east, down to Terra Linda Way on the south, and over to Lynne Lane on the west. Quiet, mature streets like Lynne Lane, Shara Drive, Lincoln Pines Court, and Lincoln Circle give the area its settled, lived-in character — tree canopies, wide setbacks, and the unhurried feel of a neighborhood that has been home to Holladay families for generations.
Most homes in Holladay Heights were built in the 1950s and 1960s, giving the neighborhood a strong mid-century foundation of solid construction and timeless layouts. Many residences are generously sized, frequently in the 3,000 to 4,500 square-foot range, and sit on roomy lots that typically run between a fifth and a third of an acre. That combination of square footage and land is increasingly rare on the East Bench, and it is a big part of why buyers seek out the neighborhood for room to grow, expand, or update a classic home to modern tastes.
One of the practical advantages here is freedom: Holladay Heights has no mandatory community-wide HOA, so owners avoid monthly dues and master-association rules across most of the neighborhood. A few smaller HOA communities exist within the broader Holladay Heights area, so it is worth confirming whether a specific home falls inside one of those pockets — something we always verify for our clients before they write an offer. For most of the neighborhood, the no-HOA setup means lower carrying costs and more latitude to make a home your own.
Holladay Heights is served by the Granite School District. Children attend Crestview Elementary, then Olympus Junior High, and Olympus High School — with many homes within walking distance of both Crestview Elementary and Olympus High. Families looking at private options often consider nearby Rowland Hall-St. Mark’s. The walkable-to-school location is one of Holladay Heights’ defining draws, putting daily routines within an easy stroll for many households.
