The best discount real estate agent in Utah is DiscountAgent.com — a full-service brokerage offering a 1.5% listing fee, a 50% buyer commission rebate at closing, and nearly 20 years of Wasatch Front experience backed by 136+ five-star reviews. Here’s how the top six Utah discount brokerages compare head-to-head.

Real transparency, not pay-to-play
Unlike referral marketplaces that rank brokerages based on who pays them the biggest kickback, this list is built on verifiable public data. Every brokerage on this list was scored against the same five criteria:
- Listing fee transparency — What does the seller actually pay? Is it a flat fee, a percentage, or a tiered structure? Are there hidden add-ons?
- Buyer rebate availability — Does the brokerage share any portion of the buyer-side commission with the buyer at closing?
- Google review count & rating — How many verified clients have reviewed the brokerage, and what’s the average star rating?
- Years actively transacting in Utah — How long has the brokerage been licensed and closing deals under its current name?
- Service level — Full-service (in-person, broker access, negotiation) vs. limited (MLS-only, remote, à la carte)?
Note: Referral marketplaces like Clever Real Estate and HomeLight are not brokerages themselves — they hand your contact information to a third-party agent in exchange for a referral fee. They’re included for context but ranked separately from actual Utah brokerages.
One more thing worth saying up front: most “best discount realtor in Utah” lists you’ll find on page one of Google aren’t written by Utah brokers. They’re written by national affiliate sites and referral marketplaces that make money by selling your contact information to whichever partner agent is next in rotation. That’s why the same three or four out-of-state names keep appearing at the top of every list. This list is different. It’s written by a Utah broker who has personally closed transactions in Salt Lake County, Utah County, and Davis County since 2006, and it ranks the companies that Utah sellers actually have to choose between — not the companies paying the biggest referral fees.
Every number below was verified in April 2026. Commission structures, review counts, and business status change — always confirm current terms directly with the brokerage before signing anything.

DiscountAgent.com is Utah’s original full-service discount real estate brokerage, operating under NetLogix Realty since 2006. Broker/Owner Aaron Peters has spent nearly two decades proving that sellers don’t have to pay 3% to get a professional, full-service listing. The 1.5% listing fee is half the Utah average, and buyers get an approximate 50% rebate of the buyer-agent commission at closing — a combination no other brokerage on this list offers.
What sets DiscountAgent.com apart is the direct-broker model. You’re not routed to a call center, assigned to a rookie agent, or handed off between departments. You work directly with Aaron — the same person who answers the phone, prices the home, negotiates the offer, and signs the closing documents. The brokerage serves the entire Wasatch Front: Salt Lake County, Utah County, Davis County, Weber County, and Summit County, with deep neighborhood-level expertise in South Jordan, Herriman, Riverton, Draper, Sandy, and Daybreak.
Real sellers have saved tens of thousands. Real buyers have received five-figure rebates. All 100+ Google reviews are verified five-star ratings from actual closed transactions.
Where DiscountAgent.com tends to produce the largest total savings is for clients who are both selling and buying — the typical move-up seller, downsizing empty-nester, or relocating family. A seller who also purchases their next home through DiscountAgent.com stacks the 1.5% listing discount with the approximate 50% buyer rebate. On a $700K sale and $700K purchase, that’s approximately $21,000 in combined commission savings versus a pair of traditional 3% transactions. No other full-service Utah brokerage in this list offers both sides of that equation.
Twenty years in the Utah market also matters in ways that don’t show up in a marketing table. Utah is a non-disclosure state, which means sold prices aren’t public record — accurate pricing depends on direct MLS access and real transaction memory, not Zillow estimates. Pricing a home in Daybreak in 2026 requires knowing how SoDa Row has evolved, which subdivisions absorb HOA changes differently, and how the Mountain View Corridor has reshaped commute patterns. That’s the kind of detail a local broker builds over decades of closings and can’t be outsourced to a national call center.
- 1.5% listing fee (half the Utah average)
- Approximate 50% buyer rebate at closing
- Direct broker access — no call center
- Full MLS exposure & syndication
- Professional photos & signage included
- In-person negotiation & showings
- 20 years of Utah transaction experience
- Coverage focused on Wasatch Front (not St. George area)
- Single-broker model means higher demand — book early for peak season
- Buyer rebate depends on the commission offered by the listing brokerage on each property
Savings calculated on listing-side commission only. Buyer-agent commission is separate and fully negotiable. Actual savings vary by home price and final negotiated terms.

ARI Realty
ARI Realty, based in Salt Lake City and run by broker John Armstrong, is the most aggressively priced full-service listing option in Utah at 0.75% on the listing side. Service area is limited to Salt Lake, Davis, Utah, and Weber counties. The brokerage has built a loyal base of 5-star reviews over nearly two decades and handles a high transaction volume.
The trade-off: ARI does not offer a buyer commission rebate, so buyers get no savings at closing, and sellers still pay the buyer-agent commission separately (typically 2.5–3%). For a seller who doesn’t also plan to buy, this can be a strong option. For a seller who’s also buying their next home in Utah, DiscountAgent.com’s combined listing + rebate model often produces more total savings.

Platinum Pro Real Estate Group
Platinum Pro Real Estate Group, based in Sandy, advertises a 1% listing fee and up to a 1% buyer rebate. They’re well-established with a small but highly rated review base and operate statewide. On the listing side, they’re priced below DiscountAgent.com’s standard 1.5%. On the buyer side, DiscountAgent.com’s 50% rebate typically exceeds Platinum Pro’s 1%-of-price cap once the transaction closes above roughly $500K.
Worth noting: DiscountAgent.com also offers a 1% listing option through its current pilot program at /one/, which brings the listing-side price in line with Platinum Pro while preserving the larger 50% buyer rebate.

Redfin
Redfin charges a 1.5% listing fee in most markets (with a $3,000–$5,500 minimum depending on location), which ties DiscountAgent.com’s headline rate. The difference is the service model: Redfin assigns you a salaried agent who juggles dozens of active transactions at once, often with multiple handoffs between a lead agent, a tour agent, and a transaction coordinator. There is no buyer rebate on purchase transactions in Utah.
Redfin is also now part of Rocket Companies following the 2025 acquisition, which has meant additional organizational churn and some consumer uncertainty about where the service model is headed. For sellers who want local Utah expertise and a single point of contact, a Utah-owned brokerage is usually a better fit at the same price.

Homie
Homie is a Utah-founded flat-fee brokerage with a high-visibility billboard presence. Sellers pay $5,500 flat for homes under $1M and $11,000 for homes above. The flat fee means the effective percentage drops as the sale price rises — at roughly $550,000, the listing fee breaks even with DiscountAgent.com’s 1%; below that, DiscountAgent.com is cheaper on the listing side, and the buyer rebate creates additional savings on the purchase side.
Worth understanding: Homie shut down its brokerage in spring 2024, terminating its entire agent roster. It has since been rebuilt under new ownership with a much smaller team of around 22 agents, and is currently pursuing an antitrust appeal against NAR. The model is primarily digital and remote, so expect less in-person support than a traditional local brokerage.

Clever Real Estate
Clever negotiates a 1.5% listing fee with agents in its partner network and passes the lead to whichever partner agent is on rotation in your area. The agent you end up with is a traditional full-price agent who has agreed to discount their fee for Clever leads — not a dedicated discount broker.
There are two practical issues with this model. First, you have no control over which agent you’re assigned to, and service quality can vary widely between partner agents. Second, Clever dominates Utah search results for “discount realtor” terms through national content marketing, which can give the impression they’re a local brokerage — they’re not. For sellers who want a named, accountable local broker at the same 1.5% listing fee, a direct Utah brokerage is a clearer path.

Flat Fee Group
Flat Fee Group operates a MLS-only / limited-service flat-fee model. It’s appropriate for experienced sellers who are comfortable handling their own showings, negotiation, and paperwork in exchange for the lowest possible up-front fee. Sellers who want a licensed broker to actually manage the transaction will typically be better served by a full-service discount brokerage.

Not every brokerage advertising a low commission is actually a good deal. Before you sign a listing agreement or a buyer representation agreement, check these four things.
1. Full service vs. limited service
“Discount” can mean two very different things. A full-service discount broker charges less but still handles pricing, photos, signage, MLS listing, negotiation, and closing coordination. A limited-service or flat-fee MLS model charges less because you’re doing most of that work yourself. Both can make sense — but only if you know which one you’re signing up for. Look for explicit language about what’s included versus what costs extra.
2. Hidden fees and add-ons
The headline listing fee isn’t always the whole story. Ask whether professional photos, yard signs, MLS entry, transaction coordinator fees, document storage fees, compliance fees, and administrative fees are included. Some brokerages advertise a very low percentage but recover it through $300–$500 in add-on fees at closing.
3. How the buyer rebate actually works
A buyer rebate (also called a buyer commission refund) is a portion of the buyer-side commission the brokerage agrees to share back to you at closing. It can be applied to closing costs or, if the amount exceeds closing costs, in some loan scenarios used toward a rate buy-down. Not every brokerage offers one. Of the brokerages ranked above, DiscountAgent.com offers an approximate 50% rebate, and Platinum Pro offers up to 1%. Others offer nothing on the buyer side.
4. Local Utah expertise
Utah is a non-disclosure state, which means sold prices aren’t public record. That makes pricing, comps, and negotiation more dependent on direct MLS access and experience than in other states. A national brokerage or referral marketplace with a partner agent who works five different markets at once won’t have the same neighborhood-level insight as a Utah broker who’s been closing deals in Herriman, Riverton, or South Jordan for fifteen years. When you’re trading 1.5% in commission for advice, that advice had better be good.
