A 6-bedroom estate home on a cul-de-sac in Draper’s prestigious Pheasant Hills community — resort-style saltwater pool, walkout basement, and unobstructed mountain and valley views — sold with a reduced listing commission from DiscountAgent.com, saving our seller approximately $23,600 at closing.
About the Home: A Resort-Style Estate on a Pheasant Hills Cul-de-Sac
This 6-bedroom, 3.5-bathroom two-story in the Pheasant Hills PUD was one of those Draper homes that sells itself the moment you walk through to the back deck. Set on a 0.41-acre cul-de-sac lot with no backyard neighbors, the property delivered uninterrupted mountain and valley views — the kind of pure sightline that’s become genuinely scarce as Draper has filled in.
Inside, the great room anchored the main level with vaulted ceilings, travertine floors, a fireplace, plantation shutters, and floods of natural light. The 4,350-square-foot floor plan spread across three fully finished levels, with the primary suite upstairs (separate tub and shower, walk-in closet, jetted tub) and a bright daylight walkout basement below featuring new carpet, a remodeled bath, a family room, an additional bedroom, and generous storage. French doors, a den/office, a wall oven, and central vacuum rounded out the interior.
The backyard is where this property separated itself from the rest of the Draper market. A large heated saltwater pool with a slide, fountain, and lighting sat alongside a sunken hot tub positioned for mountain views and a natural stream waterfall. An expansive deck ran off both the main level and the primary bedroom, overlooking the valley. Add an oversized 3-car garage with extra length, a dedicated pool shed, and mature landscaping with scrub oak, and the outdoor package alone justified a premium.
The mechanical updates mattered just as much to buyers at this level: a new roof in 2024, water heater and softener replaced in 2025, dual HVAC systems with a new upstairs furnace in 2024, and a central vacuum system. On a 1994-built home, that punch list being already handled removes the single biggest objection buyers raise in this price band.
Students in this part of Draper are assigned to Lone Peak Elementary, Draper Park Middle School, and Corner Canyon High School — all part of the Canyons School District, and notably the school bus stops right at the backyard gate. How the Listing Commission Savings Worked
Here’s the part of a luxury home sale that most sellers underestimate: the listing-side commission scales with the sale price, but the work doesn’t scale proportionally. A traditional full-commission listing on a home in this class costs the seller tens of thousands of dollars — a number that comes straight out of the equity at closing, before the seller sees a dime.
At DiscountAgent.com, we charge a reduced listing commission and deliver the same full-service representation. On this transaction, that structure put approximately $23,600 back in the seller’s pocket compared to what a traditional full-commission listing would have cost — the largest single-transaction savings we’ve documented in this series to date.
Nothing about the marketing was scaled back to get there. The home was professionally photographed, syndicated across the MLS and every major real estate portal, and priced against live comparable Draper data. We also hosted several open houses for the seller over the course of the listing — standing the property up in front of Draper’s active buyer pool weekend after weekend, fielding questions directly, and gathering the kind of real-time feedback that tells you whether the market is responding to the price, the presentation, or neither. Sellers are sometimes told that a reduced commission means an agent won’t put in the weekend hours. That’s not how we work.
That marketing ran across a 107-day listing window — a completely normal runway for a property well above the valley’s median, where the qualified buyer pool is smaller and the right buyer takes time to surface. The home closed with a conventional buyer and zero seller concessions. The seller got the full-service experience; the only thing that changed was how much of the proceeds they kept.

Quick Facts About This Sale
About Draper & the Pheasant Hills Community
Draper sits at the southeast corner of the Salt Lake Valley, pressed up against the Wasatch foothills, and it has spent the last two decades becoming one of Utah’s most sought-after addresses. The combination is hard to replicate elsewhere in the valley: elevated benchland lots with real views, immediate access to Corner Canyon’s trail system and the Draper Cycle Park, a Silicon Slopes commute measured in minutes rather than half-hours, and a Canyons School District feeder pattern that consistently ranks among the state’s strongest.
Pheasant Hills is one of Draper’s established east-side PUD communities, built primarily in the 1990s on generous lots with mature landscaping — the kind of neighborhood where scrub oak and full-grown trees have had thirty years to fill in. The modest annual HOA covers a community pool and tennis courts, and the quiet cul-de-sac layout is a large part of why homes here hold their appeal across market cycles. Estate homes with genuine view lots and resort-caliber outdoor living remain a limited-supply category in this pocket of the valley.
