A Resort-Amenity Townhome on the North Shore

Northshore sits on the north end of Saratoga Springs, close to Utah Lake and with quick freeway access toward Lehi and the Silicon Slopes corridor. This 2021-built townhome offered 2,207 square feet across three levels — three bedrooms and the laundry together on the upper floor, a main-level living and kitchen space with granite and quartz counters and stainless appliances, and a full basement for storage. The primary suite included two closets and its own bath, and the home had a built-in two-car garage on a cul-de-sac lot.

What really distinguishes this community is the amenity package for a $123 monthly HOA fee: swimming pool, clubhouse, pickleball courts, playground, picnic and barbecue areas, biking trails, and a dog park — plus exterior insurance and snow removal. For buyers weighing a townhome against a single-family home in the same price band, that resort-style amenity set is often the deciding factor.

The home is served by Alpine School District — Dry Creek Elementary, Willowcreek Junior High, and Lehi High School.

A Realistic Look at How It Sold

This listing took 50 days on market before going under contract, and closed slightly under the original asking price with a seller-paid closing cost credit to the buyer. That is worth stating plainly, because not every sale is a bidding war — and a seller deciding who to hire deserves an honest picture rather than only the highlight reel.

Two things were working against a fast sale. The listing went live in late January, historically the slowest stretch of the year across the Wasatch Front. And Saratoga Springs has been one of Utah’s fastest-growing cities for a decade, which means resale townhomes compete directly with new construction and builder incentives in the same neighborhoods.

What worked: we held an open house to reach unrepresented buyers directly, kept the pricing responsive to feedback rather than anchoring to a number, and negotiated a closing cost credit instead of taking a larger price reduction. That distinction matters more than most sellers realize — a credit helps the buyer with cash to close while doing less damage to the comparable sales that set values for every other owner in Northshore.

Where the $6,000 Came From

A cooperating broker represented the buyer, which under our performance-based listing model sets the listing commission at 1.5% — half the traditional 3%. The seller kept approximately $6,000 more of their equity than a conventional listing would have left them.

In a slower stretch of market, that saved commission does real work. It effectively absorbed the closing cost credit that got this deal across the finish line — meaning the seller could be flexible on terms without that flexibility coming out of their own net proceeds.
