Seventy-One Years, One Family

This home was built in 1955 and had never been sold. The original owners bought it new, raised their family in it, and stayed for seven decades. When it came time to sell, their family reached out to DiscountAgent.com.

Selling a family home is different from selling a house. There are decades of belongings to sort, memories attached to every room, and family members who need to agree on decisions. It also means the home has to be presented honestly — a well-cared-for 1955 rambler competes on completely different terms than new construction, and pricing it right requires understanding what today’s Kearns buyers actually want.

And what they want, it turns out, is exactly this: five bedrooms, two family rooms, main-floor laundry, a fully finished basement, mature trees, a fully fenced yard, and a big detached two-car garage — all on a quiet flat street. The original owners had also replaced the furnace and air conditioner, which removed the single biggest objection buyers raise on a home of this age.

The Result: Sold Above the Original List Price

The home went under contract and closed above its original list price — the strongest possible outcome for a seller. The buyer used FHA financing, which meant coordinating an FHA appraisal and repair standards on a 71-year-old property. That is exactly the kind of transaction where full-service representation earns its keep: FHA appraisals on older homes can flag peeling paint, handrails, or roof condition, and each flag has to be resolved before closing or the deal dies.

It closed. Five bedrooms in Granite School District at an accessible Kearns price point, with an FHA-friendly seller credit toward the buyer’s closing costs — a deal that worked for both sides.

What the Family Saved

A cooperating broker brought the buyer, which under our performance-based listing model sets the listing commission at 1.5% — half the traditional 3%. The family kept approximately $6,500 more of their equity than they would have at a conventional listing rate.

Nothing was cut to get there. Professional photography, MLS syndication, pricing strategy, showing coordination, offer negotiation, FHA appraisal management, and closing coordination — all included, all handled personally by the Broker/Owner. The lower commission comes from running a lean brokerage, not from doing less work.

Frequently Asked Questions

With DiscountAgent.com, the listing commission is 1%–1.5% instead of the traditional 3%. On a $450,000 Kearns home, that’s $6,750 in listing commission versus $13,500 — a savings of $6,750. Sellers also pay a negotiated buyer agent commission, title and escrow fees, and any agreed concessions. See how our listing service works.

Your listing commission adjusts based on how the buyer is found: 1% if someone you know buys, 2% total if DiscountAgent.com finds an unrepresented buyer, and 1.5% if a cooperating broker brings the buyer. This Kearns sale closed at the 1.5% tier because another brokerage represented the buyer. Full service is included at every tier.

Yes — and often you should. This 1955 rambler sold above its original list price without a remodel. What mattered was that mechanical systems were current (new furnace and air conditioner), the home was clean and well-maintained, and it was priced correctly for its condition and age. Buyers in Kearns are looking for space and value, not designer finishes. Cosmetic updates rarely return their cost; deferred maintenance is what actually costs you.

FHA buyers are a large share of the Kearns market, and FHA appraisals hold homes to minimum property standards. On older homes, appraisers commonly flag peeling paint, missing handrails, roof condition, or exposed wiring — each must be resolved before closing. FHA buyers also frequently request seller-paid closing cost concessions. Both are manageable when your agent anticipates them; both can sink a deal when nobody is watching for them.

Not with DiscountAgent.com. Kearns is one of Salt Lake County’s most affordable established communities. The housing stock is largely 1950s–1970s ramblers on flat, walkable streets with mature trees, served by Granite School District. Its affordability draws first-time buyers, FHA and VA borrowers, and families priced out of the east side — which keeps well-maintained homes moving. Browse Kearns homes for sale.
