About Great Basin at Olympia in Herriman, Utah
Great Basin at Olympia is a brand-new Richmond American Homes community in northwestern Herriman, situated within the larger 933-acre Olympia master-planned development — one of the most significant planned communities in Salt Lake County. Grand Opening was held August 2025. The community offers nine distinct floor plans across two product types: single-family detached homes (with HOA at $175/month) and paired homes (with HOA at $230/month), both featuring Richmond American’s designer-curated fixtures and finishes and open-concept layouts. Richmond American is a subsidiary of M.D.C. Holdings, Inc. and has built more than 210,000 homes nationally over 40+ years, with a strong track record in the Salt Lake City metro.
Confirmed floor plans at Great Basin at Olympia include the Coronado (2,760 finished sq ft + 1,180 unfinished, main-floor bedroom, loft, sunroom, covered patio), the Boston (2-BR + flex, covered patio with center-meet sliding doors, 2-car garage), the Chicago (paired home, 3 bedrooms, covered porch, quartz countertops, 2-car garage), plus the Layla, Laurel, and four additional plans — nine total. Homes are located along Roaring River Lane and Lincoln Peak Lane, accessed from 6400 West off Herriman Boulevard. The development sits at approximately 12600 South and 6800 West in Herriman’s fast-growing northwestern corner.
The Olympia master plan was annexed into Herriman City on September 29, 2021 (effective January 1, 2022) after years of negotiation between the city and developer Doug Young. The master development agreement requires the developer to fund 100% of all infrastructure within the project — roads, water lines, stormwater systems, parks, and trails — protecting existing Herriman taxpayers. The full Olympia buildout will include up to 6,330 residential units across multiple neighborhoods including Great Basin, Joshua Tree, Kings Canyon, and Mt. Rainier. Great Basin itself includes 150 total units (78 detached single-family homes plus attached/paired units) on lots averaging 5,970 sq ft for detached homes.
Community amenities at Great Basin at Olympia include parks, playgrounds, a pickleball court, picnic areas, snow removal, and pet-friendly policies. Both HOAs (single-family at $175/month; paired homes at $230/month) carry a $350 change fee. HOA contact: 801-256-0465. Schools are served by the Jordan School District — Bastian Elementary or Oak Leaf Elementary, Copper Mountain Middle School, and Mountain Ridge High School. Silicon Slopes employers in Lehi and Draper are 20–25 minutes south on Mountain View Corridor; downtown Salt Lake City is approximately 30 minutes north.
