The Belvedere is one of the most storied buildings in the downtown Salt Lake City condo market — a nine-story landmark at 29 South State Street, half a block from Temple Square and directly connected to City Creek Center. Few condominiums anywhere in Utah offer this combination of genuine history, an unbeatable address, and an HOA that quietly covers nearly every monthly utility.

The building was constructed between 1918 and 1919 by the Church of Jesus Christ of Latter-day Saints and designed by the noted firm of Miller, Woolley and Evans — a partnership that included Taylor Woolley, who had worked as a draftsman for Frank Lloyd Wright. It opened as an apartment hotel, leased and operated by James T. Keith, and quickly became one of the city’s most fashionable addresses, earning the enduring nickname “the Belle.”

In its hotel era the Belvedere offered a doorman, a ballroom, a billiards room, a library, and 24-hour room service from a diner on the main level. It is also frequently cited as one of Salt Lake City’s first all-electric buildings and among the first to feature an elevator. The building was converted to condominiums in 1978, and on May 8, 2012 it was added to the National Register of Historic Places (reference #12000271). The HOA is the Belvedere’s quiet advantage. Recent sales showed monthly dues from roughly $270 for a studio to about $930 for the largest combined residences, and those dues cover every utility except electricity — including gas, water, sewer, trash, and internet — along with insurance, maintenance, on-site management, snow removal, and a dedicated storage unit. Owners have reported electric bills in the range of only $20 to $50 per month. Note that parking is not deeded: covered parking is available to rent monthly in the garage on the east side of the building, with the entrance on Social Hall Avenue.

Location is the other half of the story. The Belvedere connects to City Creek Center by a pedestrian tunnel, sits directly across from a Harmons grocery store, and is a short walk to Temple Square, the Eccles Theater, Capitol Theatre, and TRAX light rail — with the Utah State Capitol just up the hill and the University of Utah a straight transit ride east. Many owners here find a car genuinely optional. For schools, the building is in the Salt Lake City School District, with recent sales referencing Wasatch Elementary and Bryant Middle School; high school assignment has appeared as both West and East, so verify your specific unit with the district.
