About City Creek Condos in Downtown Salt Lake City

City Creek is not one building — it is three, and knowing the difference between them is most of what a buyer needs before touring. Together, 99 West on South Temple, The Regent at City Creek, and Richards Court hold 425 condominiums at the center of the downtown Salt Lake City condo market. All three were developed by City Creek Reserve, Inc. and designed by the Portland firm Zimmer Gunsul Frasca Partnership, and all three share the same amenity package — but they differ sharply in height, style, price per square foot, and feel.

The residences came first. Richards Court condominiums went on sale in December 2008 and residents began moving in during April 2010, well before the retail opened. 99 West and The Regent were both completed in 2011. The City Creek Center shopping galleria below and around them opened on March 22, 2012 — a 23-acre, privately funded redevelopment estimated at well over $1.5 billion, built on the footprint of the old ZCMI Center and Crossroads Plaza malls.

What that buys a resident is unusual for Utah. The galleria carries more than 100 shops and restaurants anchored by Nordstrom and Macy’s, plus a full Harmons grocery. A 30,000-square-foot retractable glass roof — the first in a U.S. shopping center — opens in summer and closes in winter. A 1,225-foot recreation of the original City Creek runs through the property with two 18-foot waterfalls, and a 320,000-pound skybridge crosses Main Street directly above the TRAX City Center station. Roughly 5,000 underground parking stalls sit beneath it all. Temple Square is across the street to the north.

99 West on South Temple — known as The Promontory on South Temple during construction — is the tall one: 30 stories and 375 feet, with 185 residences, making it the tallest residential building in Salt Lake City and the sixth-tallest building of any kind. Its brick-and-stone exterior reads more traditional than its neighbors, and the upper floors command the north-facing Temple Square views and the panoramic Wasatch and valley views that drive the top of the price range. It was the first City Creek building to break ground, with the foundation pour beginning in March 2008 on the site of the demolished Inn at Temple Square.

The Regent at City Creek, at 35 East 100 South, is the modern one: a 20-story, 150-unit LEED Gold tower of concrete and glass that opened in October 2011 on ground originally slated for a Dillard’s. Floor-to-ceiling glass, a crisp limestone-and-marble lobby, and the building’s own third-floor pool terrace define it. The Regent also holds the shared pool and spa used by all three communities, and it sits at the Regent Street end of the development, next to the Eccles Theater. The Regent is where the entry point into City Creek lives — studios and one-bedrooms here account for the lowest recent sale prices in the whole complex.

Richards Court is the quiet one: two ten-story brick buildings at 45 and 55 West South Temple holding just 90 residences between them, with retail at street level and underground parking below. It is the smallest and most intimate of the three, with a scale closer to the historic South Temple streetscape than to a tower, and select homes look straight across at Temple Square. Because it has the fewest units, it also has the thinnest resale supply — homes here come up rarely.

The shared amenities are what people actually use day to day: a three-lane, twenty-yard lap pool with a custom whirlpool spa and locker rooms, a fitness room with cardio and weight equipment plus a stretching, pilates and yoga area, an elegantly furnished club room seating about 42, and an event center seating about 104 with a full catering kitchen, gas fireplace, and baby grand player piano. Add controlled-access underground parking, closed-circuit cameras at entrances, on-site management, and owner storage. In recent sales the HOA covered gas, water, sewer, trash, earthquake insurance, and building maintenance — and in some units, internet as well.

Two rules deserve attention before you fall in love with a floor plan. First, pets are restricted: The Regent’s association permits up to two birds and a 20-gallon aquarium, with no other animals except qualified service animals, and recent MLS listings across the complex list pets as not permitted. Second, short-term rentals are not allowed — leases must be in writing and provided to the association before move-in, and some buildings carry rental caps. Recent closings also referenced a $250 HOA move-in fee plus a management set-up fee in the $300 to $350 range. Any experienced Realtor working this complex will pull the current governing documents before you write an offer.

What the numbers say: price per square foot climbs steeply with floor and view rather than with size — the highest figure in this set came from a top-floor three-bedroom, the lowest from a mid-floor one-bedroom in the same era of construction. Roughly half of these closings were all-cash, which is unusually high for Utah and reflects a buyer pool of downsizers, second-home owners, and lock-and-leave buyers rather than first-time purchasers.
