About 99 West on South Temple

99 West on South Temple is the tallest place you can live in Utah. The 30-story tower at 99 West South Temple rises 375 feet over downtown Salt Lake City, holds 185 residences, and stands directly across the street from Temple Square. It is the tallest all-residential building in the city and the sixth-tallest building of any kind — and it anchors the north end of the City Creek condo community.

It came first. 99 West was the earliest City Creek building to break ground, with the concrete pour for its foundation beginning in March 2008 on the cleared site of the demolished Inn at Temple Square. Through planning and construction it was known as Tower 1 and then The Promontory on South Temple — names that still surface in older listings, which is why buyers occasionally search “Promontory condos” and land on the same building. It was completed in 2011, a year before the City Creek Center galleria opened below it.

The team behind it was serious. Zimmer Gunsul Frasca Partnership (ZGF) designed it, Okland Construction built it in cast-in-place concrete, and City Creek Reserve, Inc. developed it. That construction method matters more than it sounds: owners consistently cite the sound insulation and structural solidity, and one recent listing described the commercial-grade construction as the reason the floor plan is so sought after. Three elevators serve the tower, and parking is underground and controlled-access.

Architecturally, 99 West is the traditional one at City Creek. Where The Regent is modernist concrete and glass, 99 West wears brick, concrete and stone, with detailing meant to sit comfortably beside Temple Square rather than contrast with it. Inside, the range is wide: compact one-bedrooms in the 540 to 950 square foot band, mid-size two-bedrooms, true three-bedroom residences, and penthouses at the top exceeding 3,400 square feet. True three-bedroom layouts are genuinely scarce — one 2026 listing noted its floor plan had not come to market since 2021.

Amenities are split between the building and the campus, and that trips up buyers. 99 West has its own private fitness room, a social lounge, owner storage, bicycle storage, secured building access, and on-site management. The pool and spa are not in this building — ownership at 99 West provides access to Elevate at City Creek, located over at The Regent, along with The Commons at City Creek. It is a short indoor-ish walk rather than an elevator ride, so if a daily swim is central to your routine, walk the route before you buy.

The HOA is where 99 West gets interesting, and where MLS data beats marketing copy. Across recent sales spanning 941 to 2,842 square feet, monthly dues ran from approximately $611 to $1,839 — but they tracked square footage almost perfectly, at roughly $0.64 to $0.65 per square foot per month. That is a genuinely useful rule of thumb: multiply the square footage by about 0.65 and you will land within a few dollars of the actual dues. Recent sales showed those dues covering gas, water, sewer, trash, earthquake insurance, storage, on-site management and controlled access, with internet included in some units and not others. Closings also referenced a $250 move-in fee, an HOA change fee around $350, and a management set-up fee in the $300 to $350 range.

Two restrictions are non-negotiable and should be confirmed before you tour. Pets are not permitted — recent MLS listings across 99 West list pets as not allowed, with one listing agent noting the no-pet policy explicitly. And short-term rentals are prohibited, with rental caps in effect on most units. If a dog or nightly-rental income is part of the plan, this is the wrong building, and no amount of view will change that.

Location is the reason people pay the premium. Temple Square is across the street, City Creek Center and its Harmons grocery are downstairs, and the Eccles Theater, Capitol Theatre, Abravanel Hall and the Delta Center are all walkable. TRAX light rail runs from the door, putting Salt Lake City International Airport roughly 18 minutes away without a car, and the University of Utah is a straight ride east. For schools, the building is in the Salt Lake City School District, with recent sales referencing Washington Elementary and Bryant Middle School; high school has appeared as both East and West, so verify your specific residence. The tower sits in the 84101 zip code.

Finding One

The floor number drives price more than the square footage

Two recent sales were the identical 941-square-foot one-bedroom floor plan, carrying the identical $611 monthly HOA — same layout, same building, sold about three months apart. The higher-floor residence closed roughly 48% above the lower-floor one, at approximately $980 versus $660 per square foot.

Condition and view corridor account for part of that gap, but the pattern repeats across the building: per-square-foot pricing climbs steeply as you go up, and north-facing Temple Square views carry their own premium on top. Practical takeaway: a comparable set for a 99 West residence is only meaningful if it is filtered by floor band and orientation, not by size alone.

Finding Two

HOA dues follow a near-perfect formula

Across recent sales from 941 to 2,842 square feet — a threefold spread in size — monthly dues landed between $0.639 and $0.649 per square foot almost without exception. The lone outlier was a residence whose dues also included internet.

Practical takeaway: multiply a residence’s square footage by about 0.65 and you can predict its monthly HOA before you ever see the disclosure. On a 1,500-square-foot residence that is roughly $975 per month. Always confirm the actual figure and what it includes, since internet coverage varies unit to unit.
