About this report: This is a retrospective analysis of the full 2024 calendar year, published in 2026 using complete, finalized Wasatch Front Regional MLS data. Because every month has closed and settled, the figures below are final rather than preliminary — unlike in-progress reports published during an active year. Salt Lake County recorded 11,909 closed residential sales in 2024, generating roughly $7.55 billion in transaction volume. The median single-family home climbed from $560,990 in January to a July peak of $644,990, and in May the typical single-family listing went under contract in just 13 days — the fastest pace of the year by a wide margin.
2024 was also the year the rules changed. The National Association of Realtors settlement took effect in August, ending decades of standardized commission practice and requiring written buyer agreements before showings. The back half of 2024 is the first real-world data on how that shift played out.

The pattern: Salt Lake County follows a textbook seasonal curve. Q2 was the strongest quarter in both volume and speed, Q3 stayed close behind, and activity tapered through the holidays. January was the slowest month across every property type — 497 single-family sales versus 798 in May. If you are timing a listing, the data from 2024 points the same direction it does most years: spring.

Key trend: Single-family homes carried the market — 70% of all sales and nearly $6 billion in volume. Prices climbed steadily from January through a July peak of $644,990, then eased through year-end while remaining above where they started. The speed story is dramatic: median days on market collapsed from 45 in January to just 13 in May, then stretched back out to 42 by December. Sale-to-list peaked at 99% in May and June, meaning sellers were getting essentially full asking price during the spring window.

Key trend: Townhomes were the steadiest segment of 2024. Medians moved in a tight band between $430,150 and $471,528 all year, and the sale-to-list ratio never dropped below 96% — hitting a full 100% in February. That consistency reflects strong, stable demand from buyers priced out of single-family homes but wanting more space than a condo. Townhomes also sold faster than condos in every single month of the year.

Key trend: Condos were the softest segment. The median finished the year at $341,350 — roughly 2.5% below where it started in January, the only property type to end down. Days on market ran consistently longer than single-family or townhomes, spiking to 57 days in October. The bright spot was pricing discipline: sale-to-list held at 97% or better every month, and hit 100% four separate times, meaning well-priced condos still sold at ask. The slow months belonged to overpriced inventory, not the segment as a whole.
Days on Market: How Fast Homes Sold in 2024
Days on market is the single most useful number for a seller deciding when to list. It answers a question price alone cannot: how long will my money be tied up, and how much negotiating leverage will I have? Here is the full 2024 picture, side by side.

The Spring Window
April through July was the fast lane. Single-family homes went under contract in 13 to 24 days — less than half the January pace. A seller who listed in May instead of January saved roughly a month of carrying costs and held far more negotiating power.
The Winter Drag
November through January was the slow lane across every property type. Condos took the hardest hit, reaching 57 days in October and staying in the 39 to 45 day range through winter. Listing into the holidays means pricing sharper and waiting longer.
What this means practically: across 2024, single-family homes averaged 29 days on market, townhomes 32 days, and condos 39 days. If you own a condo, budget for a longer runway and price it correctly from day one — the data shows condo buyers had time to be selective, and overpriced units sat.
2024: The Year Commission Rules Changed
On August 17, 2024, the National Association of Realtors settlement took effect nationwide. Two things changed: offers of buyer agent compensation could no longer be published in the MLS, and buyers had to sign a written representation agreement before touring a home with an agent.
The stated goal was to make commissions openly negotiable rather than customary. Looking at the Salt Lake County data from the months immediately after, the market did not seize up — but it did cool. Single-family median days on market moved from 24 in July to 30 in August and stayed in the 30 to 34 range through November. Sale-to-list slipped from 98% in July to 96–97% for the rest of the year.
An honest caveat: August through December is also when the market seasonally slows every year, settlement or not. Comparing 2024 to a normal seasonal curve, the post-August cooling looks largely ordinary. Anyone claiming the settlement caused a dramatic shift in Salt Lake County pricing is reading more into the data than it supports. What genuinely changed was the conversation — commission became something buyers and sellers discussed openly instead of assumed.
