84101 is the downtown core of Salt Lake City — roughly 1.8 square miles bounded by North Temple on the north, 1000 South on the south, Interstate 15 on the west, and Main Street to 200 East on the east. It sits entirely inside Salt Lake County and holds somewhere between 5,200 and 6,800 housing units for a population in the range of 8,000 to 9,500 — one of the densest zip codes in Utah, with a median age near 32 and a very high share of single adults. The zip code stitches together several distinct districts: the Central Business District and Temple Square at the north end, the Depot District and Gateway along 400–500 West, the historic Warehouse District on 200 South, the Granary District between 600 and 1000 South, Central Ninth around 900 South and 200 West, and the northern edge of Ballpark.
What makes 84101 unlike any other Utah zip code is the housing mix. Roughly 85 to 90 percent of what sells here is a condominium, loft, or townhome — not a detached house. Detached houses in the Granary and Central Ninth pockets trade at roughly a third less per square foot than downtown condos — and they sell more than a month faster. There were only seven of them in seven months.
Condos by Bedroom Count
Three-bedroom condos in 84101 do not have a meaningful median — the group splits into two separate markets. Larger resale units in the Warehouse District and American Towers cleared in the high six figures to low seven figures, while the 99 West tower’s three-bedroom and combined-unit residences cleared well into eight figures per thousand square feet. One-bedrooms carry the highest price per square foot of any bedroom count because small units in premium towers skew the number upward.

American Towers is the volume building — 13 of 41 downtown condo closings happened there, at the lowest price per square foot of any major tower, with the highest median marketing time in the zip code. 99 West is the opposite: fewer units trade, they clear at three to four times the price per square foot, and the median time on market was about two weeks.
